PROPERTY MANAGER – EDMONTON

Reports to: Vice President
Direct Reports: Maintenance Manager
Location: Edmonton, Alberta

 

MANDATE

The Property Manager is the front-line of York’s most important asset: the tenants. As such, the successful candidate will be expected to develop and manage relationships with all employees, tenants, clients, and service providers to ensure the professional, effective, timely, and cost-effective management of the portfolio.

The Property Manager will be responsible for the supervision and administration of the day-to-day activities, services and strategies for all properties in the portfolio. The role will include involvement and oversight of property administration, property management, leasing and maintenance/operations. The role will require prudent financial, property, and relationship management skills to ensure York’s values are being upheld in all activities while pursuing corporate objectives.

 

KEY ACCOUNTABILITIES

The position will include the following responsibilities:

PROPERTY ADMINISTRATION

  • Maintain detailed and thorough records for tracking all property management activities for each property including tenant files, preventative maintenance schedules, and day-to-day operational details
  • Liaise with and direct maintenance staff and contractors as required
  • Prepare all lease renewal documents
  • Maintain and update tenant and contractor information

PROPERTY OVERSIGHT

  • Ongoing analysis of property financial statements
  • Preparation and distribution of monthly and quarterly property performance reports
  • Approval of payable invoices to comply with property budgets
  • Review and negotiate annual property maintenance contracts (i.e., snow removal, landscaping etc.)
  • Preparation and management of annual property-specific operating budgets
  • Identifying, implementing and managing preventative maintenance and capital replacement programs to achieve and sustain ‘Best In Class’ real estate

 PROPERTY AND TENANT MANAGEMENT

  • Responsible for the day-to-day management of an expanding commercial portfolio
  • Project management responsibilities including provision of work direction to others on a project-by-project basis
  • Coordinate tenant move-in and move-out inspections and walkthroughs
  • Proactively inspecting properties to ensure York standards are being met or exceeded
  • Ensure tenant satisfaction through problem identification, analysis, and resolution
  • Manage and be the initial point of contact for tenant arrears situations
  • Assist with planning and execution of capital and operational projects
  • Supervise Tenant Improvement projects including contract, contractor, and tenant management
  • Build on York’s reputation by promoting tenant loyalty and identifying opportunities to exemplify York’s values

Success in the first year will be determined by the candidate’s ability to:

  • Ensure that properties meet or exceed York’s standards

CANDIDATE PROFILE

The successful candidate will have the following:

EDUCATION & EXPERIENCE:

  • 5+ years of related experience managing a multiple-property real estate portfolio
  • Post-secondary courses in property management
  • 5+ years of management and leasing experience would be considered an asset
  • Strong computer skills including intermediate to advanced skills in Microsoft Word, Excel, and Outlook
  • Certificate in Property Management is preferred
  • A real estate license with the Real Estate Council of Alberta is preferred
  • Experience with property-specific accounting software an asset
