THE OPPORTUNITY

THE MANDATE

Reporting to the President of Cantiro Homes, the General Manager, Cantiro Homes will be a senior leader within the organization responsible for the operations and construction functions of Cantiro Homes in Edmonton and area with procurement, estimating, drafting and support for the Cantiro Homes BC operation in the Okanagan Valley.

 

Key Accountabilities

Construction

Lead and collaborate with the construction manager to:

  • Set goals, develop business plans, forecast budgets for all aspects of the Cantiro Homes department;
  • Maximize efficiency through development, monitoring, and adhering to building budgets, work schedules, and labour forecasts;
  • Develop strong partnerships with trades ensuring high quality performance and conduct regular site visits with construction team to evaluate performance of trades against scope of work and contracts; and
  • Achieve efficiencies in processes/timelines relating to construction as well as overall client experience.

 

Estimating/Purchasing, leading the pre-construction team (procurement, estimating, design, and drafting) to:

  • Establish standard construction specs and provide accurate cost information;
  • Value-engineer each product to ensure maximum efficiency;
  • Negotiate and solicit best price/value combination from suppliers and trades;
  • Analyze cost comparisons and differences in products and services;
  • Participate in review, development, and analysis of scopes of work for sub-contractors aimed at quality control and standardization of equipment, materials, suppliers, and services;
  • Analyze drawings for value engineering/pricing opportunities;
  • Stay current on industry trends and improvements, and continuously search for new products, materials, and processes;
  • Prepare quantity take-offs from working or design drawings for bidding and budgeting; and
  • Achieve efficiencies in processes/timelines relating to construction as well as overall client experience for this phase of the construction process.

 

Warranty Services, leading the service team to:

  • Establish performance standards for warranty team including completion of occupancy, 60 day and 1-Year warranty service requests;
  • Oversee all warranty team activities to ensure consistency in workmanship and superior customer satisfaction;
  • Oversee and review warranty team to assure trades perform work in a timely manner and charge backs and payments are up-to-date; and
  • Continuously refine quality assurance process to meet Cantiro’s high standards of excellence in customer service.

 

People Leadership

  • Communicate job expectations; planning, monitoring, appraising and reviewing job contributions;
  • Analyze process workflows for each department, implement changes; and
  • Mentor and coach team members for growth and success.

 

Stakeholder Relationships

  • Build new and manage existing relationships with consultants;
  • Identify and develop relationships with new vendors and sub-contractors;
  • Review and approve customer sales agreements; and
  • Enhance the overall client experience.

 

Strategic Management

  • Execute corporate growth strategies for the region with a focus on business development, relationship management, and collaboration;
  • Develop forecast requirements such as prepare an annual budget and resourcing requirements, schedule expenditures, and analyze variances which in turn initiates corrective actions;
  • Develop and implement processes to optimize cross-department accountability and effectiveness;
  • Develop continuous improvement operations and systems;
  • Develop, implement, enforce, and evaluate policies and procedures;
  • Develop administrative discipline through process and continuous improvement;
  • Contribute operations information and recommendations to strategic plans and review, prepare, and complete action plans. Implement production, productivity, quality and customer-service standards to help resolve problems, complete audits, and identify trends; and
  • Encourage design excellence in all company projects and products.

 

Sales and Marketing

Working with the corporate office, sales manager(s) and marketing manager(s) as needed, including:

  • Develop and standardized process flow documentation for market analysis and sales processes; and
  • Define strategies and opportunity areas for business development and increased market share.

FIRST YEAR DELIVERABLES / MEASURES OF SUCCESS

Success in the first year will be determined by the candidate’s ability to:

  • Build trusting, open, collaborative, and respective relationships throughout the organization, with clients, and external stakeholders;
  • Manage the operational side of the Cantiro Homes division;
  • Establish clear weekly, monthly, and annual goals and accountabilities for the Homes division, and execute upon those goals;
  • Review and approve housing proformas ensuring the financial performance adheres to established annual budgets;
  • Define what additional resources are required to facilitate the ongoing expansion into the British Columbia (Okanagan Valley) and Ontario markets;
  • Develop a continuous product development plan for executing new home models annually; and
  • Ensure customer service and quality control benchmarks are met on a continual basis.

 

CANDIDATE PROFILE

The successful candidate will have the following:

Education

  • Bachelor’s degree in Business, or diploma in Construction Management and

 

Experience

  • A minimum 10 years of progressive operations experience, including mentoring and training staff;
  • Previous experience in the residential construction industry is required;
  • Strong leadership qualities and ability to motivate teams;
  • An understanding of customer and market dynamics;
  • Excellent verbal, written, and presentation communication abilities;
  • Creative problem-solver;
  • Proficient with Microsoft Office applications (Word, Outlook, Excel, etc.);
  • Previous experience in developing sales and marketing strategies is an asset; and
  • Previous experience with HomeFront is considered an asset.
