THE OPPORTUNITY

Job Title: Development Manager
Reports to: General Manager, ATCO Land and Development and Corporate Real Estate
Direct Reports: n/a – administrative support as needed
Location: Calgary, AB

THE MANDATE

The Development Manager provides all facets of management for existing, developing and
new commercial, retail, residential and industrial real estate properties and projects while
implementing project controls for budget, schedule and quality for ATCO Land and
Development’s real estate portfolio. This position will work with the Corporate Real Estate
Team to assess existing and new opportunities for the company.

Key Accountabilities:

Development Management:

• Prepare three-year capital and O&M budgets for properties, forecasts and be
accountable for meeting established financial and schedule targets
• Assist in strategic planning for all land development projects, including land use
strategy, real estate concepts and leasehold layouts for commercial, retail, industrial
and mixed-use properties
• Manage all approvals for development projects, including land use planning,
subdivisions, development agreements, phasing, site servicing, development permits,
and building permits
• Select, engage, coordinate, and manage third-party consultants, such as engineers,
planners and architects as required for the management of development projects,
including the review, recommendation and execution of fee proposals, contracts,
third party billings, etc.
• Manage all tenant coordination for build to suit, spec, land lease and sale projects
• Coordinate RFP responses with the Real Estate Team

Property Management Support:

• Assist with oversight of third-party property management or existing real estate assets
• Assist with legal, contractual, and leasing matters as required
• Assist with the preparation of annual management plans and operating budgets for
the individual properties and ensure they meet or exceed their budgeted financial
goals

Corporate Real Estate Support:

• Assist Corporate Real Estate and Facility Management Services teams with ATCO
real estate assessments, issue resolution and strategic direction
