THE ORGANIZATION

Royal LePage is a Canadian real estate franchiser and owner-operator founded on July 2, 1913 in Toronto by then 26-year-old Albert E. LePage, under the name “A.E. LePage, Bungalow Specialist.” In 1984, the company was renamed Royal LePage following a merger with Royal Trust co.

Today, the company is led by Phil Soper, who was named president of Royal LePage in 2002 and chief executive officer in 2004. Royal LePage is a Brookfield Real Estate Services Inc. company, a TSX-listed corporation trading under the symbol TSX:BRE. Royal LePage is now owned by the Brookfield Real Estate Services Fund.

Company History

  • E. LePage established his real estate company ‘A.E. LePage – The Bungalow Specialist’ on July 2, 1913.
  • In 1920, A.E. LePage assisted in founding the Toronto Real Estate Board with an eye to establishing codes of ethical practice for the industry.
  • Following A.E. LePage’s retirement in 1953 the company, under new ownership, assembled 800 hectares of farmland, creating North America’s first planned development, in the town of Don Mills in Ontario.
  • In 1964 the company offers a new service to help companies across Canada with employee relocations. (The service now operates under Brookfield Global Relocation Services.)
  • In 1960 The A.E. LePage company plays a pivotal role in the land assembly and office leasing of the Toronto-Dominion Centre, the largest project of its time within the British Commonwealth.
  • In 1970, A.E. LePage rapidly expands its residential business through more than 140 acquisitions across Canada.
  • 1974 The Survey of Canadian House Prices, later known as the Royal LePage House Price Survey, is launched.
  • E. LePage and Royal Trust merge in 1984 creating the country’s leading diversified real estate services organization. The new company is named Royal LePage.
  • Royal LePage became a publicly traded company in 1987, trading on the Toronto, Vancouver, and Montreal stock exchanges.
  • Starting in 1994 Royal LePage offered a franchise system
  • Royal LePage launched royallepage.cain 1995, Canada’s first national Real Estate portal.
  • In 1998 the Royal LePage Shelter Foundation launched, creating the only corporately branded charity within the Canadian real estate industry.
  • Royal LePage Franchise Services Fund listed on the Toronto Stock Exchange (TSX) in 2003.

 

 

THE OPPORTUNITY

Job Title: Chief Operating Officer (COO) Corporate Brokerages

Reports to: CEO/President Royal LePage Real Estate Services

Direct Reports: Ontario Royal LePage Real Estate Services Limited Leadership Team,  Senior Director Operations, RLRESL Broker of Record and Area Managers

 

THE MANDATE

Reporting to the CEO, the Chief Operating Officer leads and is accountable for the Royal LePage Real Estate Services Corporate Brokerages (CORE) as Royal LePage Real Estate Services Ltd. (RLRESL), This includes overall responsibility for Finance, Operations, and Business Services.

The successful incumbent is responsible for the strategic direction, growth, and business unit profitability for Corporate Brokerage operations. The COO directs and collaborates with other members of the leadership team in operationalizing the business strategy through short, medium- and long-term plans. The role is responsible for the ongoing development and day to day leadership of the area leadership teams, and the continuous improvement of both the corporate brokerage market position and value proposition to its current and prospective agent bases.

Critical to success in this role is the incumbent’s proven strategic and leadership capabilities combined with demonstrated operational experience in successfully developing organizations into high performing and metric driven teams that achieve objectives and deliver superior business results. This is an inspiring leader who personifies the progressive, innovative, engaged, forward thinking current vision for and future state of corporate brokerage operations.

 

 

RESPONSIBILITIES

The Chief Operating Officer is the primary driver of:

Strategic Growth

  • Development and execution of business strategies, recruitment and retention plans, operational plans and controls to meet financial objectives.
  • Promotes the brand and develops business opportunities in conjunction with the Royal LePage Canada Business Development Team as required.
  • Directs CORE recruitment strategies and their implementation.
  • Leads the corporate brokerages in qualitative recruiting and retention to optimize revenue growth, sustain margins, and ensure the profitability of operations.
  • Oversees, provide guidance to and evaluates CORE leadership and management teams
  • Work closely with the CEO on M&A activity
  • Negotiate and execute agreements on behalf of the company

Financial & Leadership

  • Drives development of strategic plan, 5-year planning cycle objectives, and resulting revenue and operations budgets for all assigned brokerage operations, and successful delivery against financial plan targets for gross revenue, operating expense and cash flow from operations.
  • Oversees execution of key strategic initiatives, leads the evaluation, development, and implementation of special projects/value proposition/service enhancement initiatives to support financial resilience and long-term viability of brokerage operations.
  • Works closely with the CORE leadership and management teams to energize and assist them in reaching maximum potential in their operations.

Organizational Development & Operations Management

  • Shares the vision for new key strategic, financial, and technological initiatives and their implementation.
  • Actively engages with CORE senior leadership ongoing to evaluate structure, roles and responsibilities, for alignment with strategic objectives, technological innovation, and profitability targets.
  • Works to optimize the productivity (revenue) and profitability of branch operations
  • Oversees the adherence to Company Policies and Procedures, Code of Ethics and/or Code of Business Conduct.

Brand Management

  • Ensures delivery of quality service level to the public and ensures serious complaints are resolved.
  • Establishes and communicates CORE’s internal dispute resolution and arbitration process.
  • Establishes and maintains positive relationships with industry competitors.
